Aspen sits at almost 8,000 feet at the head of the Roaring Fork Valley, with Aspen Mountain rising directly from town and Aspen Highlands and Buttermilk minutes away. Snowmass, the fourth mountain, is in neighboring Snowmass Village. Aspen/Pitkin County Airport (ASE) is a few miles from downtown.

The property ranges from Victorian homes and condominiums in the core and the West End to larger homes on Red Mountain, in Smuggler, along Castle Creek and McLain Flats, and in Starwood.

What buyers should know

Purchases inside City of Aspen limits carry a 1% housing transfer tax (the first $100,000 excluded) and a 0.5% Wheeler transfer tax, both paid by the buyer. Short-term rentals require a city permit, and in some zones permit numbers are capped. Historic designation, view planes and the city's land-use code can all shape what you can build or change, so they belong in due diligence, not after it.

Can I short-term rent a home in Aspen?

Only with a City of Aspen short-term rental permit and business license. Owner-occupied permits are limited to 120 nights a year, and Classic permits are capped in some zones.
